Seg\u00fan el contrato de compraventa, el inmueble se encontraba en \u00f3ptimas condiciones y construido con materiales de alta calidad.<\/p>\n<p style=\"text-align: justify;\">El d\u00eda <strong>15 de febrero de 2024<\/strong>, los compradores recibieron el inmueble y, tras algunos meses de ocupaci\u00f3n, comenzaron a notar fisuras en las paredes, humedad excesiva en la estructura, levantamiento de piso y fallas graves en la cimentaci\u00f3n y paredes. Ante estas irregularidades, solicitaron una pericial t\u00e9cnica particular en ingenier\u00eda y arquitectura, misma que fue cotejada con diversa pericial por parte de FGE, la cual en ambas se concluy\u00f3 que el inmueble hab\u00eda sido construido con materiales y acabados de baja calidad, y su valor real era de aproximadamente <strong>$1,900,000.00 MXN<\/strong>, lo que representaba una diferencia significativa respecto al precio pagado.<\/p>\n<p style=\"text-align: justify;\">Como resultado de las investigaciones llevadas a cabo por la asesor\u00eda jur\u00eddica de <strong>Queztion Legal<\/strong>, en conjunto con el <strong>Ministerio p\u00fablico<\/strong>, se logr\u00f3 acreditar que los responsables de la constructora inmobiliaria actuaron con dolo al utilizar materiales inferiores, causando un da\u00f1o patrimonial a nuestros clientes.<\/p>\n<p style=\"text-align: justify;\">El d\u00eda <strong>11 de septiembre de 2024<\/strong>, en Audiencia Inicial, se logr\u00f3 la vinculaci\u00f3n a proceso de los imputados CRH y HRH, como coautores, uno de ellos representante legal de la constructora, ambos vinculados por el delito de fraude espec\u00edfico de conformidad con el <strong>numeral 224 fracci\u00f3n VI del C\u00f3digo Penal del Estado de Chihuahua<\/strong>, cabe destacar qu\u00e9 durante la misma audiencia, se solicitaron y otorgaron 3 meses de plazo de investigaci\u00f3n complementaria y se solicitaron tanto por asesor\u00eda jur\u00eddica y Fiscal\u00eda las siguientes medidas cautelares para garantizar el pag\u00f3, mismas que fueron otorgadas por el juez de control:<\/p>\n<p style=\"text-align: justify;\">1. Aseguramiento\/embargo de bienes:<\/p>\n<p style=\"text-align: justify;\">Tres veh\u00edculos: con un valor aproximado en total de <strong>$1,250,000.00 MXN<\/strong>.<\/p>\n<p style=\"text-align: justify;\">2. Aseguramiento\/embargo de un terreno con caba\u00f1a construida, valuado en <strong>$2,500,000.00 MXN<\/strong>.<\/p>\n<p style=\"text-align: justify;\">3. La prohibici\u00f3n de salir sin autorizaci\u00f3n del pa\u00eds.<\/p>\n<p style=\"text-align: justify;\">4. Garant\u00eda econ\u00f3mica: dep\u00f3sito de <strong>$100,000.00 MXN<\/strong> en favor de nuestros clientes.<\/p>\n<p style=\"text-align: justify;\">Gracias a la labor de mediaci\u00f3n y la estrategia jur\u00eddica implementada por el equipo de <strong>Queztion Legal<\/strong>, se logr\u00f3 formalizar un acuerdo reparatorio el d\u00eda <strong>10 de diciembre de 2024<\/strong>, mediante el cual los imputados se comprometieron y obligaron a entregar a nuestros clientes la cantidad de <strong>$3,600,000.00 MXN<\/strong>, en un plazo no mayor a 30 d\u00edas, como reparaci\u00f3n del da\u00f1o, misma que el d\u00eda de hoy <strong>7 de enero de 2025<\/strong>, fue pagada y entregada en su totalidad en audiencia precedida por el juez de control del <strong>distrito judicial Morelos<\/strong>.<\/p>\n<p style=\"text-align: justify;\">Este resultado representa un importante logro en la defensa de los derechos patrimoniales de nuestros clientes y reafirma nuestro compromiso con la justicia y la reparaci\u00f3n integral del da\u00f1o.<\/p>\n<p style=\"text-align: justify;\">\n<p>&nbsp;<\/p>\n<p>[\/et_pb_text][\/et_pb_column][\/et_pb_row][\/et_pb_section][et_pb_section fb_built=\u00bb1&#8243;
